Update at a glance

Week of Sep 21, 2026 4 of 6 milestones verified 1 milestone held

Where each milestone on the Ridgeview Medical Office Building mechanical package stands, reported from counted quantities in the accepted daily reports and not from foreman estimates, with the one milestone held and the reason second-floor piping reads 52 percent and not 60. Prepared by Dominic Ostrowski, Ironvale Mechanical project manager, from the verified count, for the Brackenhurst Builders superintendent and the owner's representative.

The update for the week of Sep 21 carried 6 milestones. Four are verified, one is drafted and one is held. A milestone is published only when a count backs it. Held items are named here and not smoothed over.

The four measures behind the update

The same week's record shows four measures. Scope lines confirmed first pass are 39 of 42. Submittals answered are 14 of 18. Change events with a customer decision are 7 of 9. Closeout items accepted by Brackenhurst are 2 of 27. The status update sits beside them, so a reader sees which numbers rest on counts and which are still open.

Field estimate and verified count

For the week of Sep 21, the chart compares the foreman estimate with the count of hangers and welded joints in five areas. Four areas agree exactly. Underslab plumbing, first-floor ductwork and rooftop units read 100 percent on both measures, and third-floor hangers read 20 percent on both. Second-floor piping is the only gap: 60 percent estimated and 52 percent counted, a difference of 8 points.

The verification rule

Field estimate
The foreman's view of how far along an area is. It starts the conversation and is never published on its own.
Verified count
Hangers, welded joints, duct sections or set equipment counted in an accepted daily report or walked with the site superintendent.
Verified
Dominic Ostrowski has checked the count against the field estimate and the two agree, or the difference is explained. Only verified milestones go in the update.
Drafted
Prepared from the daily reports and waiting for a count. It is shown as a draft, with no percent claimed as verified.
Held
The estimate and the count disagree and the difference is not yet explained. The update names the milestone and says why it is held.
Published
Sent to Brackenhurst in the weekly update, normally on Friday, after Dominic Ostrowski approves it.

Look-ahead for next week

Four things happen between Oct 5 and Oct 9. The condensate pump addition, work order WO-3104, is scheduled to start on Oct 5, and the crews continue the third-floor hangers.

  1. Sep 25, four verified milestones published
  2. Oct 5, Marguerite Toussaint pulls the second-floor daily reports and sets them against the Sep 23 count
  3. Oct 7, Dominic Ostrowski checks the reconciled percentage and the first-floor controls rough-in count
  4. Oct 8, coordination meeting with Brackenhurst, held piping explained in person
  5. Oct 9, update published with the reconciled piping percentage

If the reconciliation changes the 52 percent, the update says so and shows the daily reports that changed it. If it does not, the update says that too.
